TYPICAL TASKS
Fix drips, faucet & disposal swaps, toilet resets
Appliance replacements
Supply‑line & shut‑off leak repairs (copper / PEX)
Sprinkler valve, head & timer repairs / seasonal blow‑outs
Light landscaping and Lot Maintenance
Unit‑turn punch list: drywall touch‑up, paint, hardware, light electrical.
MUST‑HAVES
2 + yrs hands‑on in a trade preferably Plumbing
Own tools, reliable vehicle, smartphone for photo updates
Active $1 M liability insurance (copy required)
24‑hr response to water leaks (extra pay for emergencies)
NICE‑TO‑HAVES
EPA 608 or lead‑safe cert Multifamily turn experience Small crew for flips
COMPENSATION
Competitive – quote your hourly or flat‑rate structure for turns. 1099; Net‑10 ACH with W‑9 & CO DR‑4679 on file.
